The first function is to provide title insurance that assures a purchaser and a lender that a property has a clear and marketable title. This requires us to conduct a thorough title examination that verifies that there are no prior outstanding encroachments, liens or encumbrances against the property or its owners, which would affect clear and marketable title. We also must establish the legal sufficiency of all prior deeds and other documents, and report all applicable restrictive covenants, easements, and rights of way that are recorded in the public records. Once the closing is complete, it is vital that a new deed and all other required documents are recorded in the public records of the property’s jurisdiction.

The second function involves Armour Settlement Services’s fiduciary responsibilities to all of the other parties involved in the transaction. These duties include our receipt of all requisite funds and our final distribution of those funds in accordance with the intent of the parties.
